1. GENERAL PROVISIONS
1.1. These Terms and Conditions govern the relationship between Charming Bros, Lda (Vila Nova de Gaia) and the Guest, regarding Green Villa Gerês, Lugar do Assento, Valdosende, 4845-040 Terras de Bouro.
1.2. Registration AL No. 112226/AL, Terras de Bouro Municipality, Decree-Law No. 128/2014.
1.3. By booking, the Guest fully accepts these Terms.
1.4. Maximum capacity: 10 guests.
2. BOOKINGS AND CONFIRMATION
2.1. Via greenvillageres.com, info@greenvillageres.com or +351 919 943 760 / +351 915 948 633.
2.2. Confirmed only upon full payment + written confirmation.
2.3. True and complete details are mandatory.
2.4. Booking is personal and non-transferable.
3. PAYMENT
3.1. Methods: Credit/Debit Card, Multibanco, MB WAY.
3.2. 100% charged 7days before check in.
3.3. Prices include VAT.
3.4. Electronic invoice sent by email.
4. SECURITY DEPOSIT
4.1. €500 deposit against damages, extraordinary cleaning or key loss.
4.2. Pre-authorisation on credit card. Released within 7 working days after check-out.
4.3. Damages exceeding the deposit: the Guest pays the difference.
4.4. Inspection at check-out or within the following 24 hours.
5. CANCELLATION POLICY
Two rates for the Guest to choose from:
5.1. NON-REFUNDABLE RATE (lower price)
No refund after payment, regardless of the reason.
5.2. FLEXIBLE RATE (higher price)
5.2.1. >14 days before check-in → free cancellation, full refund.
5.2.2. 7–14 days → 50% charged, remainder refunded.
5.2.3. <7 days or no-show → 100% charged, no refund.
5.3. Cancellations in writing to info@greenvillageres.com. Force majeure → full refund.
6. CHECK-IN AND CHECK-OUT
6.1. Check-in: from 16:00 — access via entry code provided before arrival.
6.2. Check-out: by 12:00.
6.3. Instructions sent by email/message before arrival.
6.4. Leave the accommodation tidy, dishes washed, rubbish in the bins.
7. HOUSE RULES
7.1. Smoking prohibited indoors. Outdoors only in designated areas.
7.2. Pets not allowed.
7.3. Maximum 10 people, if at least one person is a child aged 5 or under. Otherwise, only 9 people.
7.4. No parties/events without authorisation.
7.5. Quiet hours: 22:00–08:00.
7.6. Guest responsible for damages.
7.7. Waste separation is mandatory.
8. SWIMMING POOL — RULES AND SAFETY
8.1. Seasonal use (May to September).
8.2. No lifeguard. Use under guests’ responsibility.
8.3. Children under 12 must be accompanied by an adult.
8.4. Glass prohibited in the pool area.
8.5. Shower recommended before entering.
8.6. Diving headfirst prohibited.
8.7. Owner not liable for accidents.
9. LIMITATION OF LIABILITY
9.1. No liability for personal losses/theft, public service interruptions or accidents (except negligence).
9.2. Breakdowns repaired as soon as possible.
10. APPLICABLE LAW
Portuguese law. Court of the District of Braga. Amicable resolution prioritised.
